Developer Brent Forsberg is eager to build more smaller-scale homes after the success of his 600-square-foot home on Elm Street in REO Town. It only has one bedroom with no upper or lower level and no garage, but there’s a renewed market interest for small-scale urban homes, he said.  Not everyone needs that much space.

LEAP's Economic-Corridor Development Specialist Anum Mughal sat down with Urban Systems, a dynamic and growing development company located in Lansing, Michigan, to talk about the benefits Opportunity Zones offer developers, and how the company envisions using Opportunity Zones to bring innovative and unique projects to the Lansing region.

A public hearing has been scheduled for early next year as local developer Brent Forsberg looks to shift the parcel into the downtown business district and construct a hotel and multi-family apartments closer to downtown.

“Taking so much history of Lansing’s industrial past and kind of reforming that into a 2.0 version of it for the city is very exciting,” said Brent Forsberg, president of T.A. Forsberg Inc. and one of three principals of Urban Systems, the project’s developer.

Nestled just outside of Lansing’s REO Town sits a home unlike any other in the area. It’s small but not hard to miss. With its bright blue paint, unique design and a silver-plated sigil embedded in the driveway, this home looks different because it is different. It’s one of T.A. Forsberg Inc.’s latest creations — the first of many of its kind — set to alter the way we view the necessities of living.

Jolly and Okemos roads were missing something to connect the residential area to the commercial area. Welcome to the development of “Elevation.”

The mixed use development will not only bring roughly 400 multifamily units to rent, but will also create a hub with a city market, amphitheater, green space, programs and walkability.

The $67 million Elevation at Okemos Pointe will include an apartment complex and a vendor space similar to the Lansing City Market. It will be built just west of the intersection of Jolly and Okemos roads. 

The Lansing Economic Area Partnership (LEAP) has announced that the Ingham County Board of Commissioners has given final approval to the Brownfield Plan for "Elevation" at Okemos Pointe.
